RE-ROOF FREQUENTLY ASKED QUESTIONS
For homeowners, contractors, and insurance
companies.
Do I need a
permit for roof repair/replacement?
The Teller
County Building Code requires that a permit be pulled by the contractor doing
the roofing work, or the homeowner doing the work on their personal residence.
When the permit is issued, a yellow card will be provided by the building
department, this card must be posted on the house and visible from the property
entrance or the inspection could fail and a re-inspect fee can be assessed.

What are the
code requirements for roofing? Do I need to install drip shield?
Drip shield is required when the manufacturer specifications specify that it be used. When drip shield is not installed, the roofing material must extend out past the roof decking edge. Click here to view the Re-Roof Requirements.
Are
inspections required?
YES, typically, two inspections are
required. For a tear off: An ice and water shield,
mid-roof or underlayment inspection takes place after the roof has been
stripped, the ice & water shield and/or felt is installed, but prior to the
installation of the shingles or metal roofing. After this inspection is approved
and the roof is finished, a final inspection is required to close the permit.
For an Overlay; only a final inspection is required.
Can I take pictures of the mid
roof so I can keep on working?
NO! Our inspectors must
visually inspect the entire roof for both inspections in order to approve the
installation.
Do I need a
mid roof inspection on my
detached
garage, or outbuildings?
Yes,
although ice and water may not be required on an unheated structure, a mid roof
or underlayment inspection is still required.
Is there a
list of licensed roofing contractors?
Yes, the building department at 540 Manor Ct in Woodland Park maintains a
current list of all licensed contractors. The document may be viewed in the
office or purchased. The complete list is $5.00, individual class lists are
$2.50.
How many
layers of shingles can I have on my roof?
The maximum number of layers is two.
I live in a manufactured home,
can I still have two layers of shingles on my home?
NO, please click here to see the roofing permit application for more information
How much does the roofing permit
cost?
An overlay permit is $50.00, a
tear off is $100.00. If an inspection fails for any reason, a $50.00
re-inspection fee will be imposed. This fee must be paid prior to scheduling the
re-inspection.
How do I schedule an inspection?
Please call 687-3048 before 3:00 pm for next business day inspections. We
understand that this may be an inconvenience to some job sites but it is
required that you pull the permit prior to starting the work. Typically, if you
pull the permit on the day you begin tear off and schedule the inspection while
you are in the office for the next day, it allows adequate time for the work to
be completed prior to inspection. If the roof is not ready for the inspection
when we arrive, the inspection will fail and a $50.00 re-fee will be imposed
which must be paid prior to re-inspection.
Can I find out when the
inspector will come to my address?
Call our office at 719-687-3048 between 7:30 am & 8:30 am to speak with
the inspector. The inspectors will do all they can to accommodate your time
requests but please be aware there are numerous people with similar requests.
Due to this circumstance, we may not be able to accommodate all callers.
I’m not ready for inspection!
Can I cancel?
Yes, call our office prior to 8:30 am to cancel your inspection and no
additional fees will be charged. If you fail to cancel before 8:30 am and the
inspector gets to your jobsite and the job is not ready, a re-inspection fee of
$50.00 will be imposed.
Updated 7-23-10
Will
the inspector actually access my roof?
The person pulling the permit is
responsible for providing access to the roof. If a ladder is not available on
site for the inspections, the inspection will fail and a $50.00 re-fee will be
assessed.
I have 10 applications for permits,
how long will it take for the permits to be issued?
****** Due to the volume
of permits coming into the office, we will begin DROP OFF SERVICE on Monday
7-26-10. If you are a roofing contractor with multiple applications (more than
3) we are asking that you drop off the applications and pick up the permits
later in the day. You may also request the mid roof inspection by adding it to
the bottom of the application.******
