If you own multiple lots within the same subdivision and those lots are contiguous then you may want to consider either a combination or consolidation of those lots.
A Combination causes two or more parcels to be joined together as one single account. Since there are no changes to the legal descriptions of the parcels involved other than all of the lots being listed together on the new account, this process will not limit future sales of the individual properties as long as they are deeded as they were platted. However, all of the following criteria must be met:
1. All properties must be identical in ownership. (The same first, last, and middle names of all of the current owners involved.)
2. All properties must be identical in tenancy whether it is Joint or Tenants in Common.
3. All properties must be in the same tax district and subdivision.
4. All properties must be contiguous. They cannot be separated by roads or alleys.
5. All properties must have both current and past years taxes paid in full.
6. All properties must have same current use. They must either be all vacant or all residential. Vacant properties can be combined to residential properties if there is some form of residential improvement that is an integral part of the residential property. For example, a well, septic, driveway or outbuilding on the vacant piece which services the Improvement on the residential piece.
A Consolidation allows two or more parcels to be valued together while remaining on separate accounts. Once a total value is determined for all properties submitted, the resulting value is apportioned to each of the accounts based on the percentage of the total acreage. This process allows properties that have different uses such as vacant and residential to receive a valuation discount. However, the assessment rates are still based on the current use of the properties. This is a less restrictive process and only requires that the following criteria are met:
1. All properties must have at least one common owner.
2. All properties must be contiguous. They cannot be separated by roads or alleys.
3. All properties must have both current and past years taxes paid in full.

A Vacation of Interior Lot Line is usually a permanent change to your properties in which all of the parcels involved are reconfigured into a new legal description - i.e. Lots 1, 2 and 3 become Lot 1A. The requirements and forms for this procedure can be obtained from the Teller County Planning Department for rural subdivisions or from the specific city governments if your properties are located within the Cities of Woodland Park or Cripple Creek.
