Tax Lien Sale Information


Sale Date: November 4, 2011

2011 Interest Rate: 10%


You must be present to bid. The tax lien sale is, by law, a public auction.

You will be allowed to register under only one name, and you will be given only one bidder number. All certificates will be written in the name under which you are registered.

The bidding will begin with the amount of taxes, interest, and fees (minimum amount) due, as indicated on the tax sale list (provided at the sale). Any bid above the minimum amount is considered to be a PREMIUM BID. You do not receive any interest on the premium bid, nor is it refunded if the property is redeemed

METHOD OF PAYMENT:

All bids must be covered by cash, cashier's check or a personal check.

TAX LIEN:

YOU ARE NOT BUYING THE LAND! This is merely a lien against the property, but it is first over all other liens. The owner of the property has the right to redeem the tax lien up to the day a Treasurer's Deed is issued.

REDEMPTION OF LIEN:

If the tax lien is redeemed, you will receive interest at a rate of nine percentage points above the national bank discount rate as of September 1st of the year of the sale. Approximately 95% of the tax liens are redeemed; most of them within the first year.

ADDRESS CHANGE:

It is your responsibility to advise this office of any address change.

DEEDING PROCESS:

If the tax lien remains unredeemed, the certificate holder may apply for a Treasurer's Deed to the property three years from the date on the Tax Lien Sale Certificate of Purchase. When application is made, a deed deposit is required to pay all related deed expenses; the current deed deposit is $350.00. If the property is redeemed during this period, the deposit is returned to you.

SUBSEQUENT TAX PAYMENTS:

We are required by law to mail the original tax bill to the owner of record. However, if taxes are not paid by the last day of July, the certificate holder may pay, (endorse), beginning August 1. We will mail all of the pertinent information to the existing certificate holder(s). Subsequent taxes paid and endorsed to a certificate earn the same interest as that of the original tax lien sale purchase. (Interest is paid on the total taxes, interest and fees when redeemed by the property owner.)

We must have the original Tax Lien Sale Certificate of Purchase to endorse subsequent taxes and to begin the deed process. If your certificate is not held by the Treasurer's office, it must be delivered to our office in person or sent by certified mail.

STATUTORY DEFINITION OF "REAL PROPERTY":

(a) All lands or interest in lands to which title, or the right to title, has been acquired from the government of the United States or from sovereign authority ratified by treaties entered into by the United States or from the State;

(b) All mines, quarries, and minerals in and under the land and all rights and privileges thereunto appertaining; and

(c) Improvements
